AN ORDINANCE AMENDING ORDINANCE NO. 01-819, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRANBURY, TEXAS THAT: SECTION 1. Ordinance No. 01-819, as amended, is hereby amended by granting a Specific Use Permit (SUP) on the property located on an approximate 0.90 acre portion of land described as Lot 17,18 of the Lakecrest Manor Addition, located at 1517 Lakeview Ct., within the City of Granbury, Hood County, Texas, and being more fully described as: An approximate 0.90 acre portion of land described as Lots 17,18 Block 2 of the Lakecrest Manor Addition, located 1517 Lakeview Ct., within the City of Granbury, Hood County, Texas, and located within the Single Family Residential 'R-12' zoned district. The Specific Use Permit (SUP) shall be issued to allow for the operation of a four (4) guest-suite, hosted Bed and Breakfast facility under the following terms and conditions: a. Parking shall be installed and inspected prior to any Bed/Breakfast activity on the site; and; b. Supplemental Standards 1 & 17 from Section 4.2 of the Zoning Ordinance including wired smoke alarms and all other listed requirements shall apply to this Bed/Breakfast and shall be confirmed prior to any B/B activity; and; c. The Specific Use Permit shall automatically expire 1 year from City Council approval, and; d. Only 4 bedrooms of the residence will be used for overnight guests per the Zoning Ordinance requirements. SECTION 6. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense. SECTION 8. The City Secretary of the City of Granbury is hereby directed to publish in the official newspaper of the City of Granbury, the caption, Section 1, penalty clause, publication clause and effective date clause of this Ordinance one time as required by Section 2.13 of the Charter of the City of Granbury. SECTION 9. This Ordinance shall be in full force and effect from and after the date of its passage and publication as required by law, and it is so ordained. PASSED AND APPROVED on this 6th day of December, 2016. This ordinance is on file in the Office of the City Secretary, 116 W Bridge St and can be seen in its entirety Monday through Friday from 8:00 AM to 5:00 PM.
