AN ORDINANCE, AMENDING ORDINANCE NO. 01-819, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY CHANGING THE ZONING CLASSIFICATION FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. SECTION 1. Ordinance No. 01-819, as amended, is hereby amended by rezoning the hereinafter property and area; described as a 0.43-acre tract described as part of the 87th Block of the Barton Addition, City of Granbury, Hood County, Texas, and being more fully described by Exhibit 'A' attached hereto and incorporated herein: Light Commercial [LC] and Single-Family Residential 12,000 [R12] to Single-Family Residential 12,000 [R12] SECTION 6. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense. ORDINANCE NO. 22-66 AN ORDINANCE AMENDING ORDINANCE NO. 01-819, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. SECTION 1. Ordinance No. 01-819, as amended, is hereby amended by granting a Specific Use Permit (SUP) for a Short-term Rental, (STR) Residential Un-hosted use on the hereinafter described property and area located in the R-8.4 Single Family Residential Zoned District and described as: An approximate 0.257-acre tract of land described as the North half of Lot 2, Block 46 of the Thrash Addition, City of Granbury, addressed as 511 North Travis Street, located within the City of Granbury, Hood County, Texas, with the following conditions: 1. The Specific Use Permit shall automatically expire 1 year from City Council approval (December 6, 2023). 2. The site shall conform to the site plan (Exhibit A) and the floor plan (Exhibit B). 3. The short term rental shall be limited to not more than two bedrooms. 4. Except as provided in these conditions, the SUP shall be subject to the Supplemental Standards as contained in the Zoning Ordinance. 5. This SUP is subject to all other City Code requirements, permits, periodic inspections; and an inspection fee as established in the City's Master Fee Schedule. 6. Any violation of the supplemental land use standards or terms and conditions stipulated in the SUP may be deemed in violation of the zoning ordinance and the SUP may become null and void and/or the Certificate of Occupancy may be revoked. 7. Improved hard surface (concrete or asphalt) to be installed prior to issuance of Certificate of Occupancy to comply with the off-street parking requirement of one parking space per bedroom. The parking standard includes a 9' x 18' parking space size and driveway maneuvering areas. SECTION 6. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense.
