AN ORDINANCE AMENDING ORDINANCE NO. 01-819, REVISED ORDINANCE NO. 19-88, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY CHANGING THE ZONING CLASSIFICATION FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. SECTION 1. Ordinance No. 01-819, as amended, is hereby amended by rezoning the hereinafter property and area described as Lot 1R1, Lot 1R2, Lot 1R3, Lot 2A1R, Lot 2A2R, and Common Area A, Block 1, Pearcy Christon Addition No. 1, and Lot 2B, Block 1, Pearcy Christon Addition No. 1, City of Granbury, Hood County, Texas, on an approximate 8.6 acres being more fully described as Exhibit 'A' attached hereto and incorporated herein: - From "PD (Planned Development/Heavy Commercial)" zoning district to "PD (Planned Development/Heavy Commercial)" zoning district, as more fully described on Exhibit 'A' Metes and Bounds Description and Development Plan Exhibits 'B', 'C', 'D' and Variance Exhibits 'A' through 'K' and Landscape Plan Exhibits 'E', 'F' and Building Elevation Exhibits 'G', 'H', 'I' attached herein for reference to incorporate the following modification to the current Planned Development District: o Provide building elevations for Pad #3 proposed Dental Office, as attached herewith on Exhibit 'I' Building Elevations (Pad 3) o Increase side yard setback from 5 feet to 5.4 feet, and; o Reduce total front yard landscaping from 29.1 % (1,122 SF) to 19% (660 SF). SECTION 7. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense.
