The following items will be considered at a Public Hearing conducted by the ZONING BOARD OF ADJUSTMENT of the City of Granbury on Tuesday, November 14, 2017 at 5:30 p.m., at Granbury City Hall, 116 West Bridge Street, Granbury, Texas.
1. ZBA-2017-25, Request of J. Allen Homes for a Variance to Section 13.4 - "Area Regulations" to reduce the rear building setback from 20' to 18.5' in a Planned Development/Single Family [PD/SF-3] zoning district. The property is addressed as 1312 Prestwick Ct.
2. ZBA-2017-27, Request of Neil & Lisa Murphy for a Variance to Section 5.7.C - "Height, Area, Yard, and Lot Coverage Requirements" to have a dwelling unit less than 1,100 square feet. Applicant is also seeking two (2) Special Exceptions; 1) to Section 11.7.A - "Exterior Building Materials, Roof & Articulation Standards, Residential Districts" to not provide 80% masonry on a proposed building and 2) to Section 11.2.A.4 - "Off Street Parking" to not provide an enclosed two car garage for off-street parking as required for districts zoned single-family residential [R-7]. The property is located on Traylor St., north of the intersection of Grove St.
3. ZBA-2017-28, Request of Mitch Breeden for two (2) Variances to Section 11.7.B.9 - "Roof Design Standards" to have a roof pitch less than 4:12 and to use an R-panel metal roof instead of standing seam roofing. Applicant is also seeking a Special Exception to Section 11.7.B.2 - "Exterior Building Materials, Roof & Articulation Standards, Non-Residential Districts" to not provide 80% masonry on the proposed buildings. The property is located generally northwest of the intersection of Acton Hwy. and Fall Creek Hwy.
4. ZBA-2017-24, Request of Family Safe Granbury for a Variance to Section 7.2.F - "Prohibited Signs" to allow the installation of a portable sign on a storm shelter unit in a Heavy Commercial [HC] zoning district. Application also includes a Variance to Section 5.15.I - "Open Storage and Outside Display" to not screen the storm shelter unit. The property is addressed as 2116 E Hwy. 377.
A. § 551.071. Consultation with Attorney. The Zoning Board of Adjustment may convene in executive session to conduct a private consultation with its attorney on any legally posted agenda item, when the Zoning Board of Adjustment seeks the advice of its attorney about pending or contemplated litigation, a settlement offer, or on a matter in which the duty of the attorney to the governmental body under the Texas Disciplinary Rules of Professional Conduct of the State Bar of Texas clearly conflicts with the provisions of Chapter 551.
