The following items will be considered at a Public Hearing conducted by the ZONING BOARD OF ADJUSTMENT of the City of Granbury on Tuesday, February 28, 2017 at 5:30 p.m., at Granbury City Hall, 116 West Bridge Street, Granbury, Texas.
1. ZBA-2017-05, Request of RML Granbury Nissan TX LLC for a Special Exception to Section 11.7.B.7 - "Exterior Building Materials, Roof & Articulation Standards (Non-Residential)" to not provide the required 30% masonry on an existing structure prior to issuance of a new Certificate of Occupancy. The property is addressed as 4601-B & 4603 E Hwy. 377.
2. ZBA-2017-06, Request of Grace Bible Church for a Special Exception to Section 11.7.B.6 - "Exterior Building Materials, Roof & Articulation Standards (Non-Residential)" to not provide the required 80% masonry for an addition to an existing structure. The property is addressed as 201 E Clifton Rd.
3. ZBA-2017-07, Request of Art Van Dorn for a Variance to Section 5.5.C - "Height, Area, Yard, and Lot Coverage Requirements" to reduce the rear building setback from 30' to 20' in a Single Family [R-10] zoning district. Request also includes a Special Exception to Section 11.7.A.1 - "Exterior Building Materials, Roof & Articulation Standards (Residential)" to not provide the required 80% masonry for a new residence. The property is located on the northeast corner of S Baker & Torrey St.
4. ZBA-2017-08, Request of Betty Jacobs for a Special Exception to Section 11.2.A.4 - "Off Street Parking" to not provide an enclosed two car garage for off-street parking as required for districts zoned single-family residential (R-12). The applicant is instead proposing to install a detached carport. Request also includes a Variance to Section 12.2 "General Definitions" to increase the maximum length from 24' to 31'. The property is addressed as 226 Cogdell St.
A. § 551.071. Consultation with Attorney. The Zoning Board of Adjustment may convene in executive session to conduct a private consultation with its attorney on any legally posted agenda item, when the Zoning Board of Adjustment seeks the advice of its attorney about pending or contemplated litigation, a settlement offer, or on a matter in which the duty of the attorney to the governmental body under the Texas Disciplinary Rules of Professional Conduct of the State Bar of Texas clearly conflicts with the provisions of Chapter 551.
