The following items will be considered at a Public Hearing conducted by the ZONING BOARD OF ADJUSTMENT of the City of Granbury on Tuesday, January 31, 2017 at 5:30 p.m., at Granbury City Hall, 116 West Bridge Street, Granbury, Texas.
1. ZBA-2016-21, Request of Chuck & Wanda Cox for a Variance to Section 5.5.C - "Height, Area, Yard, and Lot Coverage Requirements" to reduce the rear building setback from 30' to 24' and the front building setback from 20' to 10'4" in a Single Family [R-10] zoning district. The property is addressed as 2716 Harborside Dr.
2. ZBA-2016-24, Request of Paula & Mark McDonald for a Variance to Section 11.2.A.11 - "Off Street Parking General Provisions" to not provide an improved hard surface for parking, storing and maneuvering as defined in Article 12, Definitions. The property is located on E. Moore St., east of the Granbury Cemetery.
3. ZBA-2017-01, Request of Liberty G & C Land, Inc. for a Variance to Section 5.9.C - "Height, Area, Yard, and Lot Coverage Requirements" to reduce the front building setback from 25' to 20' in a Patio Home zoning district. The property is located on Water's Edge Dr., north of Cliff Swallow Dr.
4. ZBA-2017-02, Request of Noe Gutierrez for a Special Exception to Section 11.2.A.4 - "Off Street Parking" to not provide an enclosed two car garage for off-street parking as required for districts zoned single-family residential (R-12). The applicant is instead proposing to install a one car carport. The property is addressed as 1103 N. Thorp Springs Rd.
5. ZBA-2017-03, Request of Tammy & Jimmy Fox for a Variance to Section 13.4 - "Area Regulations" to reduce a rear building setback from 20' to 6' in a Planned Development/Single Family [PD/SF-3] zoning district. The property addressed as 1305 Prestwick Court.
6. ZBA-2017-04, Request of McDonald's for a Variance to Section 8.3.B.3 -- "Landscape Installation Required" not to provide the additional canopy trees for every 50' of frontage. The property is addressed as 1101 S. Morgan St.
A. § 551.071. Consultation with Attorney. The Zoning Board of Adjustment may convene in executive session to conduct a private consultation with its attorney on any legally posted agenda item, when the Zoning Board of Adjustment seeks the advice of its attorney about pending or contemplated litigation, a settlement offer, or on a matter in which the duty of the attorney to the governmental body under the Texas Disciplinary Rules of Professional Conduct of the State Bar of Texas clearly conflicts with the provisions of Chapter 551.
