AN ORDINANCE AMENDING ORDINANCE NO. 01-819, AS AMENDED, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE.
SECTION 1.
Ordinance No. 01-819, as amended, is hereby amended by granting a Specific Use Permit on the property addressed as 322 W. Bridge St. as described in Exhibit 'A' and depicted in Exhibits 'B' and 'C', in the City of Granbury, Hood County, Texas, and more fully described as:
An approximate 0.150 acre tract of land described as the West ½ of Lot 3, Block 28 of the Thrash Addition, City of Granbury, Hood County, Texas, and located in the Residential-8,400 [R-8.4] district to allow for "Short-term Rental (STR) Residential Unhosted"; with the following terms and conditions under the issuance of a Specific Use Permit:
1. The Specific Use Permit shall automatically expire 1 year from City Council approval (May 2, 2024).
2. The site shall conform to the site plan (Exhibit A) and the floor plan (Exhibit B).
3. The short term rental shall be limited to not more than two bedrooms.
4. Prior to issuance of a Certificate of Occupancy, landscaping or other screening shall be installed along the east side of the parking to screen vehicle headlight "sweep" from the abutting properties.
5. Except as provided in these conditions, the Specific Use Permit shall be subject to the Supplemental Standards as contained in the Zoning Ordinance.
6. This Specific Use Permit is subject to all other City Code requirements, permits, periodic inspections; and an inspection fee as established in the City's Master Fee Schedule.
7. Any violation of the supplemental land use standards or terms and conditions stipulated in the SUP may be deemed in violation of the zoning ordinance and the Specific Use Permit may become null and void and/or the Certificate of Occupancy may be revoked.
SECTION 6.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense.

An approximate 0.25 acre tract of land described as the North ½ of Lot 4, Block 25 of the Thrash Addition, City of Granbury, Hood County, Texas, and located in the Residential-7,000 [R-7] district to allow for "Short-term Rental (STR) Residential Unhosted"; with the following terms and conditions under the issuance of a Specific Use Permit:
1. The Specific Use Permit shall automatically expire 1 year from City Council approval (May 2, 2024).
2. The site shall conform to the site plan (Exhibit B) and the floor plan (Exhibit C).
3. The short term rental shall be limited to not more than two bedrooms.
