To: The Unknown Heirs at Law of James F. Merritt, Deceased
Real Property: Lot 315, Block 2, Section C, Comanche Cove subdivision of Hood County, Texas (commonly known as a portion of 2611 Deer Trail, Granbury, Texas)
"Petitioner" is Juan Espinoza, individually as Assignee of his predecessor(s) in title. His address is % Edwin J. Seilheimer, Attorney at Law, 1107 W. Pearl, Suite 101, Granbury, Texas 76048.
Demand is made by Petitioner upon the unknown heirs at law of James F. Merritt, Deceased, who died on or about 10-21-1995, to reimburse Petitioner for the amount of such unknown heirs' share of ad valorem taxes imposed on the Property from 1998 - 2011 and 2014 - 2021. At the time of his intestate death, James F. Merritt, owned an undivided one half community property interest in the Property. Such passed by intestate succession to his heirs at law.
