AN ORDINANCE, AMENDING ORDINANCE NO. 01-819, AS AMENDED, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. SECTION 1. That Ordinance No. 01-819, as amended, the Zoning Ordinance of the City of Granbury, is hereby amended by granting a Specific Use Permit (SUP) on the property located on an approximate 1.913 acre portion of land described as a portion of a Lot of the Kennon Atchley Addition, addressed as 511 South Baker Street, within the City of Granbury, Hood County, Texas, and located in a Single Family (R-10) zoning district. The Specific Use Permit (SUP) shall be issued to allow an hosted Bed & Breakfast, as defined by the City of Granbury Zoning Ordinance under the following terms and conditions: 1. The Specific Use Permit shall automatically expire 1 year from City Council approval (April 7, 2021), and; 2. Only 4 bedrooms will be used for overnight guests per the Zoning Ordinance requirements, and: 3. Parking shall be installed, striped and inspected prior to any Bed/Breakfast activity on the site; and; 4. Supplemental Standards 1 & 16 from Section 4.2 of the Zoning Ordinance including wired smoke alarms and all other listed requirements shall apply to this Bed/Breakfast and shall be confirmed prior to any B/B activity. SECTION 5. Any person, firm, or corporation, who violates, disobeys, omits, neglects, or refuses to comply with or who resists the enforcement of any of the provisions of this ordinance shall be fined not more the Two Thousand Dollars ($2,000.00) for each offense. Each day that a violation is permitted to exist shall constitute a separate offense.
