The following items will be considered at a Public Hearing conducted by the ZONING BOARD OF ADJUSTMENT of the City of Granbury on Tuesday, February 25, 2020 at 5:30 p.m., at Granbury City Hall, 116 West Bridge Street, Granbury, Texas. 1. ZBA-2020-03, Request of Granbury Chamber of Commerce for a Variance to Section 5.14.C "Height, Area, Yard, and Lot Coverage Requirements" for a 15' encroachment into a 20' side building setback within a Light Commercial zone. The request also includes a Special Exception to Section 11.2.A.12 "Off-Street Parking General Provisions" to exceed the maximum number of parking spaces allowed. The property is described as the NE ¾ of Lot 6, Granbury Corners Addition, and is addressed as 3408 E. Hwy. 377. 2. ZBA-2020-04, Request of Tina & John Llewellyn for a Special Exception to Section 11.10.B "Accessory Structures in Residential & Multi-Family Districts" to exceed the maximum allowed floor area of 420 square feet for an accessory building. The property is addressed as 312 & 314 Blanche St. A. § 551.071. Consultation with Attorney. The Zoning Board of Adjustment may convene in executive session to conduct a private consultation with its attorney on any legally posted agenda item, when the Zoning Board of Adjustment seeks the advice of its attorney about pending or contemplated litigation, a settlement offer, or on a matter in which the duty of the attorney to the governmental body under the Texas Disciplinary Rules of Professional Conduct of the State Bar of Texas clearly conflicts with the provisions of Chapter 551.
