AN ORDINANCE AMENDING ORDINANCE NO. 01-819, REVISED ORDINANCE NO. 19-18, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY CHANGING THE ZONING CLASSIFICATION FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. SECTION 1.
Ordinance No. 01-819, as amended, is hereby amended by granting within the "PD/R-8.4" Planned Development/R-8.4 Single Family Residential Zoning District in Catalina Bay II, Phase 2 City of Granbury, Hood County, Texas, and being more fully described as:
An approximate 71.8-acre tract of Catalina Bay II, Phase 2, Addition, City of Granbury, Hood County, Texas, Attached as:
Exhibit 'A' - Map of "the Islands" portion of Catalina Bay Addition.
Requirements as amended for "PD/R-8.4" Planned Development/R-8.4 Residential Zoning District
Approval of the Electronic Message Board Sign (6 square feet, 6 feet in height) in the Common Area at the entrance of the addition including the following conditions and variances that will be made a part of the ordinance.
1. The sign will be placed on site according to the attached site plan.
2. The sign dimensions will conform to the height and area depicted on the drawing submitted by the applicant and incorporated as exhibit 'B'
3. The sign is for HOA usage only.
4. The Development Plan is hereby amended to place the sign in the Common Area as shown on the attached exhibit 'B'.
5. Every EMB or LED sign shall be equipped with an automatic dimmer device.
6. All EMB or LED signs shall be equipped with a glare screen.
7. Any malfunctioning EMB sign must be turned off or display a blank screen until repaired.
SECTION 7.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense.
