NOTICE OF PENDENCY OF ACTION
TO: Unknown Heirs, Devisees and Legatees of Adrian Copeland or Yvonne Copeland, Deceased, Respondent(s) in Hood County, Texas.
You are hereby notified that a civil action has been filed against you in the District Court of San Juan County, New Mexico, by Petitioner, JPMorgan Chase Bank, N.A., in which Petitioner prays for the Amended Complaint for reformation, declaratory judgment, and quiet title against real estate located at 801 Glade Road Farmington, New Mexico, 87401, in San Juan County, New Mexico, and more particularly described as follows:
Lots 4, 5, 6 & 7, in Block 4, of the BRYN MAWR SUBDIVISION, in the City of Farmington, San Juan County, New Mexico, as shown on the Plat of said Subdivision filed for record January 6, 1958.
AND
That part of Lot 3, in Block 4, of the BRYN MAWR SUBDIVISION, in the City of Farmington, San Juan County, New Mexico, as shown on the Plat of said Subdivision filed for record January 6, 1958 and described as follows: Beginning at the Northeast Corner of said Lot 3; THENCE South 37 degrees 51' West 79.92 feet along the Easterly line of said Lot 3; THENCE North 16 degrees 40' East 74.52 feet to the Northerly line of said Lot 3; THENCE Easterly 20.00 feet along the Northerly line of said Lot 3 to the point of beginning.
AND
Inwood Court situate adjacent to Lots 4, 5, 6 & 7 in Block 4 of the BRYN MAWR SUBDIVISION, in the City of Farmington, New Mexico (pursuant to Resolution No. 829 passed by the City Council of the City of Farmington, March 23, 1976), including any improvements, fixtures, and attachments, such as, but not limited to, mobile homes. If there is a conflict between the legal description and the street address, the legal description shall control.
You are further notified that unless you enter or cause to be entered your appearance or file responsive pleadings or motions in said cause within thirty (30) days of the third consecutive publication of this Notice of Suit, judgment will be rendered against each Defendant by default, and the relief prayed for by Plaintiff will be granted.
